The new visitor intercom call system is now in affect at the front gate for the off-season. Your visitor must call you using the new intercom at the Owner’s Gate (not the Visitor’s Gate). You will be able to open the gate from your phone by pressing 00*. If your visitor calls you from their cell phone, you will not be able to open the gate from your phone.
Please make sure the office has your current phone number.
Visitor instructions:

• Scroll to the Village you are visiting and tap it
• Scroll to the site number and tap it.
• This will call the site owner. Site owner answers.

The Pine Village fee will remain at $175 per site. If you need any clarification on any item listed please reach out to me or any other PINE board member and adjustments can be made if needed. I will continue to send the monthly PINE bank statements for owners review.

Our budget is $52 under our collected fees. Due to the fact that cutting down hazardous trees on PINE common are going to be an issue now and in the
future. We are receiving from TTPOA $2155 for back village fees from the PINE 10 sale and TTPOA will pay PINES electric usage for septic That will help keep our village fees the same and have a cushion for any future PINE expenses. I suggest we put that money in PINES savings account until we need that for unforeseen circumstances.

Final Meeting Minutes
Pete Virga, President, opened the meeting at 9:00 a.m. and led the group in the Pledge of Allegiance followed by a Moment of Silence.
Roll Call – Pete Virga, President, Steve Kouroupos, Treasurer & Alternate Rep, Vickie Tuite, VP & Representative, Donna Virga, Director
Approval of Meeting Minutes – The meeting minutes from October 15, 2022, were accepted as written.
Treasurer’s Report – Steve said the statement hadn’t come in yet via the mail. He will look into signing up to receive statements via email.
President’s Report – No President’s meeting yet this year.
Rep Report – Vickie went over the Rep Report from the February TT meeting and took questions. This is the same report that was emailed out to all owners.
Old Business
• Pine Beautification Committee – Pete and Donna will take out the planters from the shed and buy new flowers for 2023 with money from Pine that is in the budget.
• General Village Campsite Maintenance/Other Village Issues – Steve did a major clean up behind site 3 as a courtesy – there was a lot of overgrowth with poison ivy extending to neighboring site and towards the septic field. Donna and Vickie cleaned out and organized the Pine shed after the October meeting, there were a lot of items that were wet and moldy and had to be discarded – the back wall/floor area of the shed seemed wet. The shed is now organized and clean with all items accessible.
• Village Bylaw Review – We will look for a local attorney that can assist Pine with amending the bylaws to allow others to fill in if the Village Rep and Alternate are not available for a meeting where a vote will take place. Pete stepped in to represent Pine at a TT meeting last year and was unable to vote. Update Pine bylaws to allow emailing of all documents if an owner provides permission. Pine owners should be polled to find out how they feel about short term and long term renting of campsites in Pine.
• Open Pine Village Director position – No one has stepped forward.
• Review of Pine proposed plan for Upper Pine traffic control and safety – Vickie will bring up at TT meeting about permanent speed bumps in upper Pine to slow vehicles. Discussed Pine installing some No Parking signs on common areas in upper Pine because last year it was a big problem with people parking on the grass and other areas where no parking is permitted. Is a mirror needed by the (blind) curve close to Pine 7?
• Catch & Release Fishing Signs – Pete advised that TT had installed some near the lake.
New Business
• 2023 Election Procedures – It was unanimously voted to open Pine nominations. An emailed and mailed notice will be sent out to Pine owners asking for nominations for all 5 Director positions, Representative and Alternate Representative.

Dear Pine Village Owners:
This is an election year for our Village. The next group of elected Pine Directors, Village Representative, and Alternate Village Representative will serve for a period of 2 years.
We will be nominating for five (5) directors, Village Representative (1), and Village Alternate Representative (1).
Any site owner “In Good Standing” can be nominated.
You can nominate yourself or someone else.
You may nominate by responding to this email (pinevillagebod@gmail.com) or by mail addressed to Pine Village, c/o TTPOA, 100 Tall Timbers Road, Sussex, NJ 07461. Please make sure you identify the position(s) that you are interested in nominating.
NOMINATIONS WILL CLOSE AT THE END OF THE DAY ON FRIDAY, MAY 5, 2023
At the Pine Board Meeting on Sunday, May 7th at 9 a.m., the nominees will be announced and soon after the meeting an email will be sent out to all owners notifying them of the nominees.
Per the NJ Radburn Act (P.L.2017, CHAPTER 106, approved July 13, 2017 Senate, No. 2492), you have the right to review each candidate’s qualifications.
After nominations have closed, each site owner will be mailed a list of the nominees, a Proxy, and an Absentee Ballot.
Voting can be done by Absentee Ballot, by completing a Proxy for someone to vote on your behalf, or in person at the Pine Annual Owner Meeting on Saturday, June 17, 2023 at 11 a.m.

ACCEPTED MEETING MINUTES FROM OCTOBER 15, 2022 PINE BOARD MEETING

Date: Saturday, October 15, 2022
President Pete Virga opened the meeting at 10:10 a.m. followed by the Pledge of Allegiance and a moment of silence.

Approval of Meeting Minutes – Minutes from the September meeting were reviewed and accepted.
Treasurer’s Report – Steve went over the bank statements and took questions.
President’s Report – Pete provided updates on things happening in TT.
Rep Report – Vickie went over the Rep Report which was previously sent out via email to all owners and she took questions.
Old Business
• Pine Beautification Committee – The planters looked very nice all season and we only lost a few plants. The planters will be taken into the Pine shed for storage over the winter season. The Pine shed is in disarray and needs
to be cleaned out and organized.
• General Village Campsite Maintenance/Other Village Issues – The village looks good overall with only a few sites that have tall weeds, grass, etc. There is an issue with poison ivy and other overgrowth on a site which needs
to be cut back for the safety of the neighboring site. The directors will walk over and look at the site after the meeting.
• Village Bylaw Review – Discussion about Pine updating the bylaws so that a village director can stand in and
vote at a TTPOA Board Meeting if the Rep and Alternate Rep are not available. This is how it is done in other villages and would require a bylaw amendment.
• Open Pine Village Director position – no interest from owners despite repeated requests. Pine really needs an
owner to assume the role of Secretary.
• Review of Pine proposed plan for Upper Pine traffic control and safety – Discussed how to make upper Pine safer. Directors will walk around after the meeting and look at the area to see what can be done.
• Catch & Release Fishing Signs – Discussion about making or purchasing some signs to put on Pine property.
New Business
• 2023 Election Procedures – 2023 is an election year for Pine. Will have to review Radburn law to ensure compliance with election.

• Village Bylaw Review – We will look for a local attorney that can assist Pine with amending the bylaws to allow others to fill in if the Village Rep and Alternate are not available for a meeting where a vote will take place. Pete stepped in to represent Pine at a TT meeting last year and was unable to vote. Update Pine bylaws to allow emailing of all documents if an owner provides permission. Pine owners should be polled to find out how they feel about short term and long term renting of campsites in Pine.
• Open Pine Village Director position – No one has stepped forward.
• Review of Pine proposed plan for Upper Pine traffic control and safety – Vickie will bring up at TT meeting about permanent speed bumps in upper Pine to slow vehicles. Discussed Pine installing some No Parking signs on common areas in upper Pine because last year it was a big problem with people parking on the grass and other areas where no parking is permitted. Is a mirror needed by the (blind) curve close to Pine 7?
• Catch & Release Fishing Signs – Pete advised that TT had installed some near the lake.

• 2023 Election Procedures – It was unanimously voted to open Pine nominations. An emailed and mailed notice will be sent out to Pine owners asking for nominations for all 5 Director positions, Representative and Alternate Representative.

This is an election year for our Village. The next group of elected Pine Directors, Village Representative, and Alternate Village Representative will serve for a period of 2 years.
We will be nominating for five (5) directors, Village Representative (1), and Village Alternate Representative (1).
Any site owner “In Good Standing” can be nominated.
You can nominate yourself or someone else.
You may nominate by responding to this email (pinevillagebod@gmail.com) or by mail addressed to Pine Village, c/o TTPOA, 100 Tall Timbers Road, Sussex, NJ 07461. Please make sure you identify the position(s) that you are interested in nominating.

At the Pine Board Meeting on Sunday, May 7th at 9 a.m., the nominees will be announced and soon after the meeting an email will be sent out to all owners notifying them of the nominees.
Per the NJ Radburn Act (P.L.2017, CHAPTER 106, approved July 13, 2017 Senate, No. 2492), you have the right to review each candidate’s qualifications.
After nominations have closed, each site owner will be mailed a list of the nominees, a Proxy, and an Absentee Ballot.
Voting can be done by Absentee Ballot, by completing a Proxy for someone to vote on your behalf, or in person at the Pine Annual Owner Meeting on Saturday, June 17, 2023 at 11 a.m.

Board of Director Meeting

Meeting Minutes
President Pete Virga opened the meeting at 10:10 a.m. followed by the Pledge of Allegiance and a moment of silence.
Roll Call: President Pete Virga, VP & Rep Vickie Tuite, Treasurer Steve Kouroupos
Approval of Meeting Minutes – Minutes from the September meeting were reviewed and accepted.
Treasurer’s Report – Steve went over the bank statements and took questions.
President’s Report – Pete provided updates on things happening in TT.
Rep Report – Vickie went over the Rep Report which was previously sent out via email to all owners and she took questions.
Old Business
• Pine Beautification Committee – The planters looked very nice all season and we only lost a few plants. The planters will be taken into the Pine shed for storage over the winter season. The Pine shed is in disarray and needs
to be cleaned out and organized.
• General Village Campsite Maintenance/Other Village Issues – The village looks good overall with only a few sites that have tall weeds, grass, etc. There is an issue with poison ivy and other overgrowth on a site which needs
to be cut back for the safety of the neighboring site. The directors will walk over and look at the site after the meeting.
• Village Bylaw Review – Discussion about Pine updating the bylaws so that a village director can stand in and
vote at a TTPOA Board Meeting if the Rep and Alternate Rep are not available. This is how it is done in other villages and would require a bylaw amendment.
• Open Pine Village Director position – no interest from owners despite repeated requests. Pine really needs an
owner to assume the role of Secretary.
• Review of Pine proposed plan for Upper Pine traffic control and safety – Discussed how to make upper Pine safer. Directors will walk around after the meeting and look at the area to see what can be done.
• Catch & Release Fishing Signs – Discussion about making or purchasing some signs to put on Pine property.
New Business
• 2023 Election Procedures – 2023 is an election year for Pine. Will have to review Radburn law to ensure compliance with election.
